Writing an offer

PURCHASE AGREEMENT

  • Always Have a Complete Real Estate Package
  • Check MLS Doc Box for Disclosures
  • Pull Taxes Online for Client Review (BSA Online or Realist)
  • Prepare Purchase Agreement (PA) in Advance via MLS (Remine Docs or Instanet Transaction Desk)
  • Client to Provide Proof of Funds (POF) or Pre-Approval Letter
  • Client to Provide Earnest Money Deposit (EMD) (If not collected prior to offer, note on PA to be collected 24 to 48 hours after acceptance.)

SUBMITTING A PA

  • 5 Items necessary to submit an offer:
    • Purchase Agreement
    • Agent Disclosure
    • Proof of Funds or Pre-Approval Letter
    • Earnest Money Deposit (EMD)
    • Seller’s Disclosure & Lead Paint Disclosure (if built before 1978)
  • Scan all documents to your e-mail.  Then send all Documents to the Seller’s Agent at the same time.  In the e-mail body give the highlights of the offer.
  • Every time a change is made to the PA, or transaction, Create an Addendum.

AFTER OFFER IS ACCEPTED

  • Submit all Docs to Lender and Liberty Title (Except Cash)
  • Submit all Docs and EMD to the Office Manager (Andy)
  • Schedule Home Inspection
  • Obtain Clear to Close Position on Loan
  • Coordinate 7 Parties to Attend Closing
    • Buyers
    • Sellers
    • Buyer’s Title Company
    • Seller’s Title Company
    • Lender
    • Buyer’s Agent
    • Seller’s Agent
  • Be Sure to Inform All of Time and Location

POST CLOSING CHECKLIST

  • Send a Thank You Card
  • Enter Clients into Smart CRM in KVcore
  • Facebook Friend Them
  • Ask for a Review or Testimonial (Google, Facebook, Zillow, Realtor.com)
